I dunno why a lot of people don't rate Joe, I think he's a quality player- easily of the better strikers in League One and would still hold his own in a lesser Championship side imo. I'd also say there's a pretty good chance he'll play Premier League one day.
That said, if we can get £400k-£500k in our situation, that is still sensational news.
Hopefully him, Nelse and Kari combined might fetch somewhere not too far short of the £1million mark.
